REFINANCING A HOTEL

At some point most hotel properties require a refinance. This may be because the existing mortgage is maturing, there is the need to take cash out of a property or there is the need to fund a PIP. What ever the reason we have the experience and the knowledge to get the job done for you. There are several sources available to refinance hotels. The primary issue is the reason for the refinance,

CASH OUT REFINANCE

SBA programs can not be used for cash out financing. Commercial banks are a possible source but it is on a case by case basis and depends on the borrower's prior relationship with the bank. The best source is usually the CMBS market. This is especially true where the cash out is for a purchase and the lender may look at multiple loans. CMBS loans are non-recourse.

Take note that a rearrangement of a partnership is usually a cash out transaction. This can sometimes be handled with a sale of a minority interest in a property. Bridge and private lenders will do cash out loans but this is usually an expensive and temporary answer.

PIP AND RENOVATION FINANCING

Financing to provide funds for a PIP or a major renovation is a frequent occurrence. An acquisition PIP can usually be structured into the purchase financing. It can not be part of an SBA 504 refinancing. I can be part of a refinancing into a new CMBS loan. Banks are a case by case situation.

RE-POSITIONING FINANCING

Re-positioning a hotel can be complex. If there is going to be a change of franchise you will have to look to a bank or to a bridge lender. It is important to budget enough time to establish an operating history of the new property to provide a new permanent mortgage.
